What Is a Loan Estimate?

A standardized 3-page document lenders must provide within 3 days of receiving your mortgage application. It details your loan terms, projected payments, and estimated closing costs.

Which Fees Are Negotiable?

Origination fees, application fees, and some title fees are often negotiable. Government fees and third-party services like appraisals typically aren't. Shopping around is your best leverage.

Common Junk Fees to Watch

Document prep fees, email/fax fees, rate lock fees, courier fees, and excessive administrative charges. If you see vague "miscellaneous" fees, ask for itemization.

Compare Multiple Lenders

Get Loan Estimates from at least 3 lenders within a 45-day window. Multiple credit pulls in this period count as one inquiry. Use competing offers to negotiate.
